What makes a wellness space work

Clients choose a spa, studio or salon partly on how it feels to walk in. Frontage, light, the lobby and the quiet in the treatment rooms are part of what you sell, and they're hard to add after the lease is signed.

Behind the scenes, wellness businesses need water in the right places, ventilation for chemical services, laundry, and a use clause that actually allows what you do. Some centers restrict med spas or massage outright; others welcome them. We know the difference before you tour.

How we help wellness businesses

We combine industry insight with a personal approach — from the first lease to the day you sell — so the space keeps working as hard as you do.

Questions we hear

Why do some landlords hesitate on wellness tenants?

Often it's permits, not you. Massage, med spa and salon uses each carry city licensing, and some landlords have been burned by tenants who couldn't open. Showing up with your permit path mapped and your licenses in hand changes the conversation.

What should I check before signing for a personal-service business?

That the use is permitted by right, that the electrical and water service can handle your equipment, and what the landlord actually delivers versus what's "as-is". The gap between those can be significant on a small space. We check them before you tour.

How much improvement money do wellness spaces get?

It varies by landlord, center and lease length, and it often doesn't cover plumbing. The structure matters as much as the amount: what it can be spent on, whether unused allowance becomes rent credit, and whether the landlord charges fees on the work.

Is a second-generation spa or salon space a good deal?

It can be, if the plumbing and electrical are already where you need them. What was permitted matters as much as what's there, because unpermitted work becomes your problem at inspection. We pull the permit history before you make an offer.

Can I sell a wellness business, or just the equipment?

You can sell the business. Value tends to come from recurring clients, staff who stay, and a lease a buyer can take over. A lease with no assignment right or little term left shrinks the buyer pool. We look at the lease early.
