What we manage

Commercial

Retail, medical & office

Retail buildings and shopping centers, storefronts, medical and dental buildings and small office properties — rent and CAM, tenant relations, lease administration and renewals.

Residential

Apartments & rentals

Apartment buildings, mixed-use and rental homes — leasing and screening, rent collection, maintenance and move-ins, and local rent rules kept straight.

Management and leasing, under one roof

Most vacancies start as a conversation nobody passed on. When the team that manages your property also leases it, we hear first when a tenant is outgrowing the space or a resident is planning to move — and we're already lining up the next one.

For smaller commercial and rental properties, that's the difference between a month of downtime and a year of it.

What we handle

Rent & collections

Monthly billing, collections and follow-up on late payments, with rent and deposits held in trust.

Budgets & reconciliations

Operating budgets, CAM estimates and year-end reconciliations for commercial owners; annual budgets for residential owners.

Maintenance & vendors

Routine upkeep, repairs and emergencies, handled by vetted vendors with insurance on file.

Tenants & residents

One point of contact for requests, notices, move-ins and renewals, so nothing falls between owner, tenant and vendor.

Leasing & renewals

Vacancies marketed and screened, leases and renewals negotiated, and option and expiration dates tracked.

Reporting

A clear monthly statement: rent roll, income, expenses and what's coming up next.

Keeping you on the right side of California's rules

Each kind of property comes with its own rules, and they change. We build them into how the property is run.

Commercial

Since January 1, 2025 (SB 1103), qualifying small-business tenants are owed longer notice of rent increases and documentation behind operating-cost charges. Commercial leases must also state whether the premises have had a CASp accessibility inspection.

Residential

Most older rental housing falls under the statewide Tenant Protection Act (AB 1482): annual increases are capped at 5% plus inflation, never more than 10%, and evictions need just cause. Local ordinances, such as Los Angeles's rent stabilization rules, apply instead where they're stricter.

Licensed and accountable

Managing property for others in California generally requires a real estate broker's license, and client funds must be held in trust. SitePlan is a licensed California broker, DRE 02194970.

General information, not legal advice. Your attorney confirms how these rules apply to a specific property or lease.

How pricing works

Management is quoted as a percentage of rent collected. It's set after we've seen the property and put in writing, with leasing a vacancy quoted separately. No long-term lock-in: if we're not earning the fee, you can take the property elsewhere.

Questions we hear

What types of property do you manage?

Retail buildings and shopping centers, medical and office buildings, apartment buildings and rental homes and mixed-use properties across Los Angeles and Orange County.

How much does management cost?

Management is quoted as a percentage of rent collected. The proposal spells it out, along with anything billed separately, such as leasing a vacancy.

Can you take over from my current manager?

Yes. We plan the handover so tenants, residents, vendors, deposits, records and the books carry over cleanly, and everyone knows where to send payments.

Can you manage a mixed-use building?

Yes — shops below and apartments above is common in Los Angeles, and one manager for both keeps the leases, the rules and the books in one place.

Why have the same team manage and lease?

Because the people who talk to your tenants every month know first when one is thinking of leaving — and can start finding the next one early.

Can you also help me sell or refinance later?

Yes. A well-documented, well-run property is easier to sell. Sell your property →
