What is owner-user investing?

It's a business buying the commercial property it occupies. Instead of rent, your mortgage builds equity in an asset you control — with more predictable costs, freedom to customize the space, and tax advantages to discuss with your advisor.

SBA 504 and 7(a) loans can make it possible with a lower down payment than a conventional commercial loan. We introduce you to lenders who do them every day.

Questions we hear

What is an SBA 504 loan?

A government-backed loan for owner-occupied commercial property. It typically pairs a bank loan with an SBA-backed loan and can require a lower down payment and offer longer fixed rates than a conventional commercial mortgage. Your lender confirms what you qualify for.

Do I have to occupy the whole building?

SBA programs generally require the business to occupy a majority of the building. The rest can often be leased to other tenants to help with the mortgage.

Is owning always better than leasing?

No. If the business may move, shrink or change shape soon, leasing can be the better call. We run both on your real numbers before you decide.
