What we look for in a fitness space

A boutique studio and a full gym need very different buildings. Yoga and pilates want natural light and quiet; strength gyms need clear height for racks and rigs, a floor that can take dropped weights, and neighbors who won't mind the noise.

Then there's the six o'clock problem: your busiest hours are the center's busiest too. We look at parking when your members actually arrive, shower and locker room plumbing, and whether the lease allows early-morning and late-night classes.

Customized solutions for your fitness goals

Independent studio or franchise location, we stay with you from the first site to the next one — and to the sale when it's time.

Questions we hear

Do you work with franchise studios?

Yes. Franchise brands have site criteria of their own; we work to them and negotiate the lease on your behalf.

What lease terms matter most for a gym?

Hours of operation, exclusivity, noise and use language, the improvement allowance, and the right to assign the lease if you sell.

Can a former retail space become a studio?

Frequently. Clear height, floor load and plumbing for showers usually decide whether it works.
