What is a net lease?

In a net lease, the tenant pays some or all of the property's taxes, insurance and maintenance on top of rent. In a triple-net (NNN) lease, the tenant covers all three, leaving the owner with a passive income stream.

Retail, quick-service restaurants, medical and office buildings are all commonly net-leased. The quality of the investment comes down to the tenant's strength, the term remaining, the rent increases — and what the real estate is worth if the tenant ever leaves.

Questions we hear

What is a triple-net (NNN) lease?

A lease where the tenant pays the property's taxes, insurance and maintenance in addition to rent, leaving the owner with largely passive income.

What makes a good net lease investment?

A strong tenant and guarantee, enough term remaining, rent increases built in, and real estate that holds its value if the tenant ever leaves.

What is a sale-leaseback?

An owner-user sells its building to an investor and signs a lease to stay. It unlocks equity while the business stays put.
