Massage & day spa space · Los Angeles & Orange County
Space that takes the pressure off.
Massage studios and day spas sell calm, and the building has to deliver it: quiet rooms, warm water, clean laundry and an easy arrival. We help spa and bodywork owners across Los Angeles and Orange County find space that permits what they do, lease it on clear terms, buy their building, or sell the business when it's time.

Leasing, buying and selling massage and spa space in Los Angeles & Orange County

Lease
A lease without the knots.
Massage is one of the most restricted uses in retail leasing. We find out whether the center, the lease and the city allow it before you tour, then negotiate the hours, the improvement allowance and a use clause that names what you do.
Own
Own the room, not just the table.
A spa's build-out is expensive to leave behind: plumbing, showers, wet rooms, laundry. Owning the building keeps it working for you. We set owning against leasing on your numbers first.

Manage
Own your building? We'll run it.
Once you own the building, the spare suites, the rent and the repairs are yours to handle. We lease the space you don't use, collect the rent and keep the building running, so you can run the business.
Sell
Hand it off in good hands.
We value the studio or spa, its equipment and its client base, find a buyer who fits the client base, and line up the lease transfer with the sale.

What we look for in a massage studio or day spa
Permission comes first. Many shopping centers exclude massage in their leases or rules, and many cities in Los Angeles and Orange County regulate massage businesses with their own permits, and sometimes zoning limits. Practitioners who are certified by the California Massage Therapy Council can face different local requirements from those who aren't. We flag all of it early.
Then we look at whether the space can feel calm:
- Quiet. Treatment rooms away from the street, the parking lot and the gym next door, with walls and ceilings that keep sound out and between rooms.
- Water. Hand sinks, enough hot water, and showers or wet rooms if you offer body treatments, hydrotherapy or a couples suite.
- Laundry. Room and hookups for washers and dryers, with venting. Linen service is the fallback, and it costs more than most owners expect.
- Air and light. Adjustable lighting, steady temperature in every room, and ventilation for steam or sauna if they're part of the plan.
- Arrival. Clients come on weeknight evenings and weekend mornings. We check the parking at those hours, not at 10 AM on a Tuesday.
Quiet rooms, clear terms
A spa that feels calm to clients should come with a lease that's just as clear: the use spelled out, the hours protected, the build-out paid for fairly, and the right to sell when you're ready.
Questions we hear
What permits does a massage business need?
It varies by city. Most require an establishment permit and a business license with an inspection before opening, and therapists need state certification. Zoning matters too. We flag the permit path during the search.
Why did a landlord reject my massage use when I'm fully certified?
Some landlords carry a blanket prohibition from past problems, and some centers have exclusives or prohibited-use lists. Bringing your credentials, your permit path and your business plan to the first meeting helps. We pre-screen landlords so you're not pitching the wrong ones.
Does a massage studio need special build-out?
Less than a spa: sound separation between rooms, a sink or laundry hookup, good HVAC and a layout inspectors can walk. Add showers, steam or hydrotherapy and plumbing becomes the cost driver. We price what you plan to offer, not a generic studio.
Can I take over an existing spa's lease and permits?
The lease, often, with landlord consent. Permits usually don't transfer; a new owner reapplies. Building that timing into the deal keeps you from paying rent on a space you can't open yet.
How do I sell a massage or day spa business?
Buyers pay for a client book, staff who stay and a lease they can assume, and their permit application can gate closing. Starting well before you want out gives time to fix the lease and line up the permit timing.
