Lease, buy or sell medical office space in Los Angeles & Orange County

Lease
The right space, stat.
Exam rooms, imaging, access and a use clause broad enough for where the practice is going. We find it and negotiate it on your behalf.
Own
Invest in your practice's long-term health.
Buy the building you practice in and turn rent into equity. We handle the search, the analysis and the purchase.

Sell
Sell with a steady hand.
Retiring, merging or moving on — we value the practice and its assets and manage the sale through to close.
What we look for in a medical office
Every specialty uses space differently. A family practice needs exam rooms in a row and a front desk that can see the waiting room; a physical therapy clinic needs open floor and high ceilings; an imaging center needs shielding, power and a floor that can carry the equipment.
We also look at where your patients and referrals come from. Sometimes that's next to the hospital, sometimes it's a neighborhood retail center with easy parking. Elevators, door widths, after-hours air and a use clause broad enough for the services you'll add later are all part of the review.
Space that works for patients and staff
The right medical office shortens the day for your staff and the visit for your patients. That's the standard we hold every space to.
Questions we hear
Do you work with physical therapy and chiropractic?
Yes. Physical therapists, chiropractors and other outpatient providers are part of our medical practice.
What lease terms matter most for a medical practice?
Beyond rent: the improvement allowance, the use clause, after-hours HVAC charges, renewal options and the right to assign the lease if the practice sells.
Can you help with an urgent care or multi-provider clinic?
Yes. Larger clinics bring their own questions — parking ratios, signage and extended hours — and we plan for them from the start.
