Lease

A lease you can smile about.

Chair count, plumbing, vacuum and parking come first — then the terms that protect the practice: build-out money, a dental exclusive, and the right to assign the lease when you sell. Second-generation dental space can save a fortune, and we know what to look for.

Own

Put down roots.

An established practice is often in the best position to own its building. We run owning against leasing on your numbers and guide you from search to closing.

Sell

A painless practice sale.

Selling the practice, the equipment, the building or all three. We value it, find qualified buyers, and make sure the lease transfers with the deal.

What we look for in a dental office

We size a dental search by chairs, not square feet: how many operatories you need today, how many in five years, and whether the floor plan can get there without moving walls. Then we look at what the space already has — water and drains at each chair, room for a compressor and vacuum, a sterilization flow that works, and an X-ray room that won't need to be rebuilt.

Second-generation dental space can save a large share of a build-out, so we look for it first. And because patients judge a practice before they reach the chair, parking, ground-floor or elevator access and street signage matter as much as the operatories.

Built around the chair

Dentists invest heavily in the walls they practice in. We make sure that investment is protected — with an improvement allowance that covers it, an exclusive that keeps the next dentist out, and a lease you can hand to a buyer one day.

Questions we hear

Is taking over a former dental office worth it?

Often, when the plumbing, cabinetry and mechanical room suit your layout. We check what's reusable before you count on the savings.

What happens to my lease if I sell the practice?

It depends on the assignment clause. We negotiate it up front so a buyer can take the lease over without starting from zero.

Do you work with specialists?

Yes — orthodontists, oral surgeons, pediatric dentists, periodontists and endodontists, as well as general practices.
