Why SitePlan for your sale?

Selling a business takes careful planning, accurate valuation and the right buyers. It usually involves several sales at once: the business, its equipment, its lease, and sometimes the building.

The lease is where many sales stall, and real estate is what we know. We work through the lease with the landlord and the buyer so it doesn't stall the deal.

Questions we hear

What is my business worth?

Most businesses like yours are valued on their earnings, adjusted for the owner's compensation and one-time items, with a multiple that depends on the industry, the lease, the equipment and how much the business relies on you. We build that picture from your financials before anything goes to market.

How long does a sale take?

It varies widely. Clean books, a transferable lease and realistic pricing move things along; a business that needs a license or a specialized skill has a smaller buyer pool and can take longer. We'll give you a clear read on your situation once we've seen it.

Does the landlord have to approve my buyer?

Usually, if your lease requires consent to assign. Landlords generally can't refuse unreasonably, but they can turn down a buyer with weak financials, and some leases give them other rights on a transfer. We open that conversation early.

Can a buyer get a loan to buy my business?

Often, through SBA acquisition financing, which widens the buyer pool. Lenders have their own requirements for the buyer, the business and sometimes for a seller note. We help prepare the package lenders want to see.

What do you charge to sell my business?

A success fee, paid at closing from the proceeds. Nothing is owed if the business doesn't sell. The fee depends on the size and shape of the deal, and we put it in writing before you sign anything.
