Stop Renting. Start Owning.

Take control of your business space and build equity. By purchasing the property your business operates in, your payments go toward an asset you own instead of a landlord's.

What is owner-user investing?

It's a business buying the commercial property it occupies. Instead of rent, your mortgage builds equity in an asset you control — with more predictable costs, freedom to customize the space, and tax advantages to discuss with your advisor.

SBA 504 and 7(a) loans can make it possible with a lower down payment than a conventional commercial loan. We introduce you to lenders who do them every day.

Questions we hear

How do you decide whether owning makes sense for me?

Together, on your own numbers and your own horizon. We set owning against leasing for your business as it is and as you expect it to be, and we'll say so if leasing is the better move. When owning fits, we take it through to closing and the move-in.

What does owning the building change for the business?

Rent becomes an asset you hold, the cost of your space stops moving without you, and the building becomes part of the plan for the business rather than a line it pays. It also brings decisions a tenant never makes, and we stay with you for those.

Can I buy a building with more space than I need?

Often, and it can be a good move: the rest of the building helps carry the cost while the business grows into it. We look at the building and the financing together, with the lender in the conversation early, so the plan works on paper before you fall for a property.

What if my lease runs out before I can close?

It's a common squeeze and there are usually ways through it. We map your lease and the purchase side by side before you make an offer, so the timing is handled rather than hoped for.
